1. SCOPE OF SERVICES

We provide furnished coliving accommodation services consisting of private rooms and shared common areas within a residential shared living environment. Our services are strictly limited to accommodation and related hospitality services. We do not provide security services, personal supervision, medical assistance, or insurance coverage for Guests. These Terms apply to all bookings regardless of channel, duration, or rate type.

2. BOOKING AND FORMATION OF CONTRACT

A binding accommodation contract is formed only when:

Where a deposit is required, the booking is only considered confirmed upon successful payment of the deposit. We reserve the right to refuse or cancel a booking prior to arrival where justified reasons exist.

3. GUEST ELIGIBILITY AND RESPONSIBILITY

Guests must be at least eighteen (18) years old at the time of booking and must provide accurate, complete, and truthful information.

Guests are fully responsible for their own conduct during their stay and for any visitors they invite.

Guests are liable for any damage they cause to the Property, furnishings, equipment, or third-party property within the premises.

4. PRICING AND PAYMENT

All prices are stated in euros (€) and include applicable taxes unless otherwise specified. We operate exclusively on a mandatory split payment model consisting of a deposit and a remaining balance.

All bookings require payment as follows:

Full upfront payment of the total booking amount is not available under any circumstances. By completing a booking, the Guest expressly acknowledges that the deposit confirms the reservation and the remaining balance is contractually due and payable in full. The deposit is strictly non-refundable. We use secure third-party payment service providers, including Stripe. We do not store full payment card details.

5. CANCELLATION AND NO-SHOW POLICY

Cancellation and refund conditions depend on the selected rate, offer, or booking channel.

Unless otherwise stated:

Failure to arrive or failure to complete payment at check-in may in cancellation of the booking.

6. CHECK-IN AND CHECK-OUT

Check-in and check-out times are communicated prior to arrival. Guests are responsible for informing us of their expected arrival time. Failure to arrive within the communicated check-in window without prior notice may in cancellation of the booking and treatment as a no-show.

Guests must vacate the room and shared spaces by the stated check-out time. Late check-out without prior approval may in additional charges. Rooms must be returned in a reasonable condition. Excessive cleaning requirements may in additional fees.

7. USE OF THE PROPERTY

The Property may only be used for lawful residential accommodation purposes. Guests agree not to use the Property for illegal activities, commercial operations, or any activity that disrupts other residents or compromises safety or comfort. Subletting or transfer of bookings is strictly prohibited without prior written consent.

8. HOUSE RULES AND COMMUNITY STANDARDS

Guests agree to comply with all House Rules communicated before or during their stay. These rules are designed to ensure safety, comfort, and respectful cohabitation in a shared living environment. Guests must respect other residents, including maintaining reasonable noise levels, especially during designated quiet hours where applicable. Serious or repeated violations may in immediate termination of the stay without refund.

9. VISITORS

Guests are responsible for any visitors they invite onto the Property. Visitors must comply with all Terms and House Rules. Overnight stays by visitors are not permitted unless explicitly authorised in advance. We reserve the right to limit or refuse visitor access at our discretion.

10. PERSONAL BELONGINGS

Guests are solely responsible for their personal belongings at all times. We are not liable for loss, theft, or damage of personal property except where liability cannot be excluded under applicable law.

11. DAMAGE AND ADDITIONAL CHARGES

Guests are liable for any damage caused to the Property, furnishings, equipment, or shared areas beyond normal wear and tear. We do not require a security deposit; however, by making a booking, the Guest authorises us to charge the payment method on file for:

Where possible, we will provide reasonable evidence of such charges. Charges may be processed within a reasonable period after check-out.

12. KEYS AND ACCESS

Guests are responsible for any keys, access cards, or entry devices provided. Loss, damage, or failure to return such items may in replacement fees. Lockouts or assistance outside normal access procedures may incur additional charges.

13. INTERNET AND UTILITIES

We aim to provide internet access and essential utilities; however, we do not guarantee uninterrupted availability or suitability for professional or business use. Temporary interruptions due to technical issues, maintenance, or external factors do not constitute a breach of contract and do not entitle Guests to refunds.

14. LIABILITY

To the fullest extent permitted by French law, we are only liable for direct damagesing from proven fault or negligence. We exclude liability for indirect or consequential damages, including but not limited to loss of income, business interruption, travel disruption, or data loss. We are not responsible for damages caused by other Guests or third parties.

15. SAFETY AND EMERGENCY SITUATIONS

Guests must comply with all safety instructions, including fire safety and evacuation procedures. In emergencies, Guests must follow instructions provided on-site and cooperate with emergency services. We are not liable for events beyond our reasonable control (force majeure).

16. FORCE MAJEURE

We are not liable for failure or delay in performance due to events beyond our reasonable control, including natural disasters, fire, strikes, pandemics, government actions, or infrastructure failures.

17. DATA PROTECTION

We process personal data in accordance with our Privacy Policy and applicable data protection laws (GDPR). Guests acknowledge that their data may be processed for booking management, payment processing, and legal obligations.

18. NO TENANCY / TEMPORARY ACCOMMODATION

The accommodation provided is of a temporary and short-term nature. These Terms do not create a tenancy, lease, or any form of long-term rental agreement. Guests are not granted exclusive possession or tenancy rights under applicable housing laws.

19. MODIFICATION OF TERMS

We reserve the right to modify these Terms at any time. The version applicable to a booking is the one in force at the time of booking confirmation. For ongoing stays or future bookings, Guests will be informed of any material changes in advance. Continued use of our services after such notification constitutes acceptance of the updated Terms.

20. GOVERNING LAW AND JURISDICTION

These Terms are governed by French law. Any disputes shall be subject to the jurisdiction of the competent courts in France, subject to mandatory consumer protection laws.
